Roe Corporation launched sales for Manhattan’s most sustainable condominium named Charlotte of the Upper West Side. The condo is one of the first new residential buildings to be constructed in Central Park Historic District in the past 30 years and reflects the traditional architecture of the historic and landmarked buildings nearby. The building is thoughtfully designed centered around sustainability.
“Charlotte of the Upper West Side sets an extraordinary new benchmark for sustainable architecture with an emphasis on wellness and luxury in New York City. Our vision was to create an intelligently-engineered residential building, with integrated state-of-the-art systems designed to foster an exceptionally healthy and comfortable living environment” said John Roe, Principal of Roe Corporation. “Designed by an award-winning team of architects and engineers, each home is a sanctuary of wellness and sustainability offering the highest-quality materials and finely crafted finishes. Charlotte of the Upper West Side represents an extraordinary opportunity to call one of the Upper West Side’s most landmarked blocks home.”
The condo pursued Passive House certification to significantly reduce energy consumption and ultimately improve residents’ health, wellbeing and comfort. A few decades ago the Passive House Standard originated in Germany to focus on reducing a home’s energy consumption while simultaneously providing exceptional air quality. Each residence in Charlotte of the Upper West Side meets these standards and features its own state-of-the-art energy recovery ventilation (ERV) system to keep rooms consistently a comfortable temperature with fresh air. The residences also provide robust insulation between condos to minimize sound transmission between neighbors keeping the homes extremely quiet.
Charlotte of the Upper West Side is designed by ELLE Decor’s Alyssa Kapito Interiors and BKSK Architects. The building design revolves around elements of luxury and wellness mixed with sustainability. A private elevator leads into each full-floor residence with floor-to-ceiling windows that are the focus of each floor plan. Vast amenities are also featured including a fitness room, sports simulator, pet spa and private storage unit for reach residence.
Charlotte of the Upper West Side is located at 470 Columbus and West 83rd Street on Manhattan’s Upper West Side Historic District. It is within minutes of Central Park, Lincoln Center, the American Museum of Natural History and many subway lines. First closings are slated for early 2021 with construction well underway. Residences start at $11 million and are exclusively listed with Compass Development Marketing Group.
