Plaxall Realty is proposing to rezone 14.7 acres in the Anable Basin neighborhood of Long Island City to bring 5,000 residential units to the area. On December 14, 2017, the Department of City Planning will discuss the environmental effects of the proposed rezoning with Plaxall at a public meeting. The proposal includes a mix of condos and rentals along 30,000 SF of community space, 335,000 SF of creative production space and light manufacturing space, and a 3.1 acre public waterfront park. One apartment tower would rise 70-stories, appox. 700'. Initial renderings are by WXY architecture + urban design. The project would be located at a site between 44th Drive, 45th Avenue, Vernon Boulevard and 46th Street. The developer would build a 700-student public school in the neighborhood as well. The rezoning would also include the required 1,250 affordable housing units as per the city's Mandatory Inclusionary Housing policy. Plaxall worked to minimize its commercial tenant displacement and may temporarily relocate tenants throughout the project's development period. If approved, construction would start in 2020 and would be expected to be completed in 2034. TF Cornerstone is building a similar project nearby that includes 1,000 rental apartments and light manufacturing space.
