Parlour, the first new development condominium in Brooklyn, has officially launched sales. Parlour is designed by INC Architecture & Design in collaboration with Fischer + Makooi Architects, and located at 243 Fourth Avenue in Park Slope at Carroll Street. The 12-story, 19-home boutique condominium was designed with two- to five-bedroom, expansive, light-filled residences, each featuring at least one outdoor space.
“Parlour is the memory of a brownstone yet re-imagined and motivated by the future of residential design,” said Rolston. “It is rooted in history, with modern appeal, a mash-up similar to the two neighborhoods it juxtaposes – Park Slope and Gowanus. In an effort to honor the historical identity of Brooklyn’s highly sought-after Park Slope enclave, INC infused classic elements from the neighborhood with a modernized approach into the design of the new boutique residences at Parlour. The façade, at once solid and void, is crafted from Daas Baksteen slip-glazed brick in a pale limestone color, punctuated by an architectural metalwork screen designed in a traditional chevron pattern. The custom-crafted, mullion-free arched windows from Europe are an homage to the signature arched bridges in Prospect Park, and the limestone brick a nod to the limestone townhomes with arched motifs that face the park.

Each residence at Parlour is designed with open-flowing interiors and includes large arched windows that create light-filled spaces. Residences feature multiple exposures and generous outdoor space, while floor plans allow for open living, dining and entertainment areas along with bedroom suites that provide ample private space. Ceilings soar up to 10’ in select residences. Residences feature high-end kitchens, including an expanded pantry area, dual ovens as part of the Miele appliance packages, in-sink garbage disposals, and wine coolers or refrigerators. Parlour’s master baths will feature a sculptural soaking tub with non-lacquered brass trim and Breccia Classico marble edging, herringbone-patterned Nero Marquina marble flooring, and Breccia Classico marble tiling adorning the bath and shower, along with underfloor radiant heating. Residences also feature secondary baths and in some, powder rooms. Parlour also features three full-floor penthouses which offer a dramatic great room measuring nearly 57 ‘ in length complete with a frameless gas fireplace surrounded by limestone. Glass doors open from the penthouse living room and the master suite onto a private loggia with tile flooring and a series of tall open arches.

Private rooftop terraces for select residences offer additional space for entertainment. Parking is available for select residences.
