Sales are now underway at F&T Group's Tangram House South condominium project and the project is already reportedly nearly 50% sold. Tangram House South is the first phase of the 4-building megaproject which will bring 1.2 million SF of total development over 4 separate buildings in partnership with SCG America. Tangram House South will rise 13-stories, featuring 192 condominium units and an additional 111 storage units. Condo units range in size from studio to 3-bedroom layouts and pricing starts at $625,000 for studios and $1.85 million for a 3-bedroom. F&T Group has reportedly already sold the Tangram House South's first penthouse for $2.76 million. Tangram House South is located at 133-27 39th Avenue in Flushing, Queens and the total expected sellout for Tangram House South is $173.6 million. The developers filed plans with the city for a 47-unit office condo building to the Tangram project in December 2017 and plan to bring 300 condo units in total. The Tangram project, which is a shopping mall to mixed-development conversion, will also feature 86,901 SF of office space, a 200-room hotel and a movie theater. F&T Group plans to launch sales for the project's second residential building, Tangram House West, early next year (2018). Both residential towers will sit on the 225,000 SF retail base which will feature the retail and theater. Tangram House South is expected to be completed Q4 2018.
