Aman New York, the luxury hotel-condo conversion developed by Vladislav Doronin’s OKO Group, has officially sold out, marking a significant milestone for high-end real estate in the area. The final unit, 25A, closed at an impressive price of $11,400 per square foot, solidifying its status as the highest price per square foot in the borough over the past decade. The $66 million transaction, though slightly below the original asking price of $79 million outlined in the offering plan, underscores the continuing demand for luxury residences.
Unit 25A, a stunning four-bedroom apartment located in the historic Crown Building, boasts a sprawling 5,800 square feet and features a 500-square-foot terrace offering breathtaking views of Central Park. The sale highlights the exceptional appeal of the Aman brand and the allure of the Billionaires’ Row development.
The record-setting deal was facilitated by Adam Modlin, founder and CEO of Modlin Group, who represented the buyer in this high-stakes transaction. This sale is particularly noteworthy as it marks the culmination of sales that began in 2018 under Doronin’s OKO Group. Over the years, Aman New York has garnered attention with numerous high-profile sales, including Doronin’s personal acquisition of a magnificent penthouse for $135 million—the highest sale of the year in New York City.
In addition to Unit 25A, recent sales within the Crown Building have also set impressive benchmarks. In July, Unit 23A was sold for $64 million, or $10,000 per square foot, a highlight of the building’s bustling sales activity. Furthermore, a 24th-floor unit was purchased earlier this year for $62 million by Hong Kong-based executive Terence Chan, while a full-floor unit changed hands for $76 million through an entity associated with a Swedish money manager.
